Cash-Flow & Budget ShieldYou Decide Realty · Step 2 of the Housing Lab
Your next move, tested in dollars
Your home has a budget. What happens when life changes?
AI, new ways to work and smarter homes could rewrite your household economics. Test five possible changes. Include what they cost. See whether the idea still works when the numbers have to answer.
A private what-if calculator, not a savings quote. The sample baseline is editable; every potential benefit starts at $0. Your readiness score never chooses financial assumptions for you.
Baseline · Editable example
What does your home cost today?
Include mortgage or rent, taxes, insurance, HOA and a maintenance allowance. Count any expense already in escrow only once.
Pillar 01 · Location & tax
What could a different home base change?
Use an individualized estimate from a qualified tax professional. A move does not automatically establish residency or change tax owed. Enter a negative amount if the proposed tax cost is higher.
Pillar 02 · Flexible space
Could another use support your household?
After vacancy, operation, management, maintenance, insurance and applicable taxes. Verify permitted use and actual demand. Keep family cost-sharing and rental income distinct in your own records.
Pillar 03 · Energy & water
What does the installed system actually deliver?
Use a property-specific estimate, not a default solar or VPP percentage. Positive savings cannot exceed the baseline utility bill. Include equipment payments and upkeep below; program eligibility is not assumed.
Pillar 04 · Financing
Is a different structure a better fit?
Compare actual proposed terms with the same baseline. Positive savings cannot exceed baseline housing costs. Enter a negative amount for a higher payment. No approval, product availability or tax deferral is assumed.
Pillar 05 · Negotiated selling costs
Compare written quotes, not a “standard” fee.
Use comparable written scopes. There is no assumed standard commission or YDR fee.
A minus B is the one-time difference. It may be negative. It is not counted as recurring income.
Make the tradeoff real
What does the change cost?
Include equipment finance, new insurance, service plans or other costs not already deducted. Count each cost once.
For example: construction, installation, moving, lender fees and other transaction costs. Fee differences above are separate; avoid double-counting.
Five questions the old housing playbook skips.
The future can be provocative. A plan still has to survive costs, permissions and the life you want.
01 · Location & tax
A new address. A different household budget?
A different location could change your costs and daily routine. Tax outcomes depend on your circumstances and the applicable residency and income rules. Price the whole move before treating a state-tax headline as money recovered.
02 · Adaptable space
Your home could do more than one job.
A workspace, private family area or permitted rental use can change how a home supports its household. Investigate layout, permissions, privacy and operating costs. An income possibility is not a tenant or an approved use.
03 · Energy & water
A feature is not a capability.
Ask what the actual equipment delivers, who owns it and what obligations transfer. Generation, outage backup and utility-program participation are different questions. Include installation, finance and upkeep in the comparison.
04 · Financing
Faster access. What about the exit?
Compare total costs, obligations and control using actual lender or provider documents and qualified independent advice. Different structures can change cash flow without necessarily improving the total outcome. The calculator does not establish loan eligibility or a 1031 result.
05 · Selling costs
Your equity deserves a written comparison.
Real estate compensation is negotiable. Compare the full scope, fees and terms in actual proposals. This calculator assumes no standard percentage, YDR product package or platform launch date.
Keep the plan honest
The surprise expense still gets a vote.
Maintenance, insurance, vacant periods and upgrades can change the result. Test a lower-income or higher-cost version. A sensor or digital record can help you investigate a home; it does not establish predictable savings or protection from every failure.
Keep the scenario. Choose your next conversation.
Create a private brief from your current inputs, then decide whether to contact YDR. No email, phone number or appointment is required to see it.
This brief reflects your inputs, not a recommendation, verified savings, offer or professional audit. Monthly difference × 60 + one-time fee difference − one-time change costs; no growth or return is assumed. Confirm property, tax, legal, finance and system details with appropriately qualified professionals. Contacting YDR is a separate action; nothing has been submitted here.
