Future Lens: Henderson’s FY2026–31 capital plan lists an Anthem Rose Trail connection as proposed for FY2028, with funding still to be determined.

An established Henderson search area with mature surroundings, varied home types, and access to everyday services. Future-fit value often comes from property-level upgrades rather than a new-build promise.

Future Lens: The August 20, 2026 Henderson 215 update lists Green Valley Parkway ramp and pedestrian-bridge foundation work—without implying commute or value outcomes.

Skye Canyon

A northwest master-planned choice for newer homes, mountain views, trails, and outdoor-oriented routines. Test actual drive patterns and nearby buildout alongside the lifestyle story.

Future Lens: CCSD reported a June 2026 groundbreaking for a new elementary campus scheduled for August 2027; this is not a school-quality or boundary claim.

A north-valley master-planned area with parks, trails, varied residential products, golf-area options, and separately regulated age-qualified choices. Route fit matters as much as amenities.

Future Lens: North Las Vegas is developing—not yet adopting—a 2055 plan covering housing, mobility, parks, sustainability, and public facilities.

Silverado Ranch

A broad unincorporated search area with varied subdivisions, condos, home ages, and access patterns. It should be compared block by block rather than treated as one uniform master plan.

Future Lens: Clark County's Starr Avenue and Gilespie Street project includes roadway, sidewalk, lighting, drainage, and related work; its published completion estimate is subject to change.

How matching works

Transparent enough to challenge.

The ranking is deterministic: identical answers produce identical results. Corridor and home fit receive the strongest weight; each chosen daily-life priority adds evidence; your acceptable tradeoff breaks close comparisons. Timing changes the recommended next step, not the neighborhood rank.

There is no demographic profile, school ranking, safety label, predicted appreciation, secret lead score, or paid placement in the model. A high match means “investigate this,” never “this is the best place for you.”
