Written disclosure of all compensation, its source, and the consent of all parties is required on every transaction. No exceptions.
Buyer Agreements
A signed Buyer Representation Agreement is required before showing any property. This is non-negotiable per NAR post-settlement rules effective August 2024.
Advertising Standards
All advertising must include "You Decide Realty LLC" and the Nevada license number. No agent may advertise independently without brokerage identification per NRS 645.
1031 Exchange — Tax Advice Prohibition
No agent shall provide tax or legal advice on 1031 exchanges. Refer clients to a qualified intermediary and tax counsel. Your role is property identification and transaction execution.
