Step by step

How buying a home in Las Vegas works.

  1. Get pre-approved

    Know your real budget before you fall for a house. Include property tax, insurance, HOA and any special assessment in the monthly number.

  2. Sign a buyer agreement

    Agents who use the MLS must have a written agreement with you before touring, and Nevada now requires brokerage agreements to be in writing. What we are paid is negotiable and written down.

  3. Pick the area

    Summerlin, Henderson, the northwest, the southwest, North Las Vegas — each has a different feel, commute and jurisdiction.

  4. Offer on evidence

    Comparable sales, days on market and the seller’s situation, not the list price, decide what we offer.

  5. Due diligence

    Disclosure review, inspection, HOA resale package, appraisal and title. Nevada gives you specific rights and short deadlines.

  6. Close

    Title and escrow finalize, you sign, funds move, the deed records — and you get the keys.

Before you tour

What you will sign first — and why.

Since August 17, 2024, agents who participate in a REALTOR® MLS must have a written agreement with a buyer before touring a home, in person or live virtually. Nevada went further: since October 1, 2025, all brokerage agreements in the state must be in writing. You will also receive the Nevada Real Estate Division’s Duties Owed by a Nevada Real Estate Licensee form, which explains who represents whom.

Payment, assistance and loan types.

  • Run the Las Vegas mortgage calculator with real taxes, insurance and HOA dues — not just principal and interest.
  • Veterans and active-duty buyers: see VA home loans in Las Vegas and our Veterans Hub.
  • The Nevada Housing Division runs Home Is Possible, which offers down-payment and closing-cost assistance to eligible buyers through participating lenders. Terms and eligibility change — confirm the current program with the Division or a participating lender.

Jurisdiction matters

Which “Las Vegas” are you actually buying in?

A “Las Vegas, NV” mailing address does not tell you which government you live under. Much of the valley is unincorporated Clark County, and that decides property tax districts, which police agency responds, business licensing and short-term rental rules. Pull the parcel on the Clark County Assessor site, or send us the address and we will confirm it at no cost.

Nevada due diligence

The rights and deadlines that protect you.

  • Seller disclosure. Most sellers must give you the Seller’s Real Property Disclosure at least 10 days before closing. If it reveals a defect, you can rescind with a written, notarized notice within four working days. NRS 113.130, 113.150
  • HOA resale package. If the home is in an association, you receive a resale package and have a short window after receiving it to cancel. Read it the day it arrives — our five-day review board shows what to look for. NRS 116.4109
  • Special Improvement Districts. Some neighborhoods, including parts of Summerlin, carry SID assessments billed separately from property tax. They are a lien on the property until paid, and the balance usually transfers to the buyer. Clark County Treasurer
  • Property-tax cap. Nevada caps annual property-tax increases on an owner-occupied primary residence at 3% for fiscal 2026-27 (other property: up to 8% in Clark County). Make sure your primary-residence claim is filed. NV Dept. of Taxation; Clark County

Frequently asked questions

Do I need to sign an agreement before an agent shows me a house in Las Vegas?

Yes. Agents who use a REALTOR® MLS must have a written agreement with you before touring, and since October 1, 2025 Nevada requires all brokerage agreements to be in writing. The agreement states what the agent is paid and by whom, and that amount is negotiable.

Can I back out if the seller discloses a problem?

Yes. If the Seller’s Real Property Disclosure reveals a defect, Nevada lets you rescind before closing with a written, notarized notice served within four working days of receiving it.

Is my address in the City of Las Vegas?

Not necessarily. Much of the valley, including Summerlin South, Enterprise and Spring Valley, is unincorporated Clark County even though mail says “Las Vegas.” Check the parcel with the Clark County Assessor or ask us.

What is a SID and why does it matter?

A Special Improvement District assessment pays for infrastructure over many years. It is billed separately from property tax, is a lien on the home until paid, and usually transfers to the buyer. Ask for the payoff balance before you remove contingencies.

Is there down-payment assistance in Nevada?

Yes. The Nevada Housing Division’s Home Is Possible program offers assistance to eligible buyers through participating lenders. Terms change, so confirm the current details with the Division or a lender.

Does Nevada have a state income tax?

No. Nevada does not tax personal income, which is one reason many buyers relocate here. Property taxes and HOA dues still apply.
