EstablishedGolfAbout 1,900 acres, opened in 2003 and planned for roughly 7,500 homes. Built by a joint venture of Del Webb and American Nevada Corp. Home to Aliante Nature Discovery Park, a 20-acre park with a lake and dinosaur-themed play area.
Villages at Tule Springs

Two “Tule Springs”
A name that confuses buyers.
“Tule Springs” refers to three different things. The Villages at Tule Springs master plan is in North Las Vegas. Floyd Lamb Park at Tule Springs is a City of Las Vegas park. And Tule Springs Fossil Beds National Monument — 22,650 acres established in 2014 — runs along the north edge of both cities, with its South Unit entrance at Aliante Parkway in North Las Vegas and its North Unit entrance in Las Vegas. Always confirm which city a listing is in.
Rules that differ
North Las Vegas is its own jurisdiction.
North Las Vegas sets its own rules. Short-term rentals there require a Conditional Use Permit before a business license, a discretionary approval that includes neighbor notification. See our North Las Vegas short-term rental guide before you buy with rental income in mind.
Some “Las Vegas” ZIP codes border the city, and some North Las Vegas homes sit next to City of Las Vegas or unincorporated County parcels. A “Las Vegas, NV” mailing address does not tell you which government you live under. Much of the valley is unincorporated Clark County, and that decides property tax districts, which police agency responds, business licensing and short-term rental rules. Pull the parcel on the Clark County Assessor site, or send us the address and we will confirm it at no cost.

Is North Las Vegas a separate city from Las Vegas?
Yes. North Las Vegas incorporated in 1946 and has its own city government, police department and land-use rules.

Is Aliante in North Las Vegas?
Yes. Aliante is a roughly 1,900-acre master-planned community in North Las Vegas that opened in 2003.
Is Tule Springs in North Las Vegas or Las Vegas?
Both, depending on what you mean. The Villages at Tule Springs master plan is in North Las Vegas; Floyd Lamb Park at Tule Springs is in the City of Las Vegas; and the national monument borders both cities.
Can I run a short-term rental in North Las Vegas?
Only after obtaining a Conditional Use Permit and then a business license from the city. It is a discretionary approval, so do not assume it will be granted.
