Three things to get right

Leave ready. Leave confident.

01 · Services & coverage

Coordinate
the dates.

Keep essential utilities available for the required walkthrough and handoff. Confirm the sale is finalized and ask your insurance agent to set the appropriate coverage change.

02 · Smart-home privacy

Release more
than the keys.

Device resets, account ownership, shared access, and paid subscriptions can be separate steps. Follow the maker’s instructions while the internet connection is still available.

03 · Personal property

Make one
last sweep.

Empty the spaces you use and the ones you forget. Remove belongings and rubbish that are not included in the sale, and leave agreed equipment, keys, and manuals.

A smart home.
A clean handoff.

Check the sale agreement before removing devices. Leave included equipment operational, with the agreed accessories and a way for the buyer to set up their own account.

Questions before
you hand over.

More help: our seller guide and new-home utility setup.

When should a seller cancel utilities?

Coordinate stop or transfer dates with your agent, closing team, buyer, and providers. Keep essential services available through the required final walkthrough and agreed possession handoff. Confirm what happens if closing is delayed or you remain in the home after closing.

When should I cancel homeowners insurance after selling?

Do not cancel because you have signed papers or moved out. Confirm the sale is finalized with your closing team, then have your insurance agent confirm the policy end date or coverage change. Discuss vacancy, overlapping homes, and any rent-back before changing coverage.

Is a factory reset enough for my smart-home devices?

It depends on the model. Some devices also need to be removed from the owner's account or transferred through the manufacturer's app. Save needed records, follow the official instructions, and verify the buyer can enroll equipment that stays. Subscriptions may require a separate cancellation.

Should I take smart locks, cameras, or thermostats with me?

Check the signed contract and any addenda with your agent first. Leave included equipment and accessories. Coordinate changes to access and settings so the home stays secure and operational through the handoff.

What personal property should be removed before closing?

Remove belongings and rubbish that are not included in the sale, according to your agreement. Check every room, storage area, garage, yard, attic, and appliance. Keep agreed fixtures, keys, remotes, manuals, and accessories available for the buyer.

Will checking off this guide cancel my accounts?

No. This is a planning worksheet. Only the provider or insurer can confirm an account or policy change. Your progress and dates stay in this page until you leave; download or print your plan to keep a copy. Do not enter passwords, account numbers, or access codes here.
