Our Story

Why we built
something different.

Ken Calder has spent years inside the Las Vegas real estate market — watching sellers sit across the table from agents who had already decided what they'd pay before the conversation began. Watching buyers get pushed toward decisions that served the commission timeline, not their timeline. Watching agents at established brokerages get handed a desk and a logo and told to figure it out.

That wasn't good enough. So in 2024, Ken founded You Decide Realty LLC with a different set of rules: Sellers choose their commission structure. Buyers get a real advisor. Agents get real tools, real leads, and a broker who's actually in the trenches with them.

We built three brands to serve three different client profiles — California equity sellers through Nevada Makes Sense, high-net-worth investors through 1031 Exchange Elite, and the full transaction engine through You Decide Realty. Every lead, every transaction, every client relationship flows through a single licensed brokerage with a single standard of excellence.

And we built it on AI. Not as a gimmick — as a structural advantage. The tools we use replace $245,000 in annual overhead that other brokerages charge their agents to carry. At YDR, that advantage belongs to the agents — and ultimately, to the clients they serve.
